Programs

  • 30 Year Fixed - Interest rate does not change for 30 years
  • 15 Year Fixed - Interest rate does not change for 15 years
  • 10 Year Fixed - Interest rate does not change for 10 years
  • 3/1 Adjustable Arm - Interest rate does not change for 3 years; then becomes a variable rate loan for 27 years with the interest rate changing every year
  • 5/1 Adjustable Arm - Interest rate does not change for 5 years; then becomes a variable rate loan for 25 years with the interest rate changing every year
  • 7/1 Adjustable Arm - Interest rate does not change for 7 years; then becomes a variable rate loan for 23 years with the interest rate changing every year
  • 10/1 Adjustable Arm - Interest rate does not change for 10 years; then becomes a variable rate loan for 20 years with the interest rate changing every year

  • 1% 12 MAT Option Arm - Typically offers 3 payments plans to select from each month. A minimum payment based on a 1% start rate, an interest only payment, and a fully amortized payment. Rate is caculated based on the 12 MAT index + a margin.
  • COFI Index Option Arm - Typically offers 3 payments plans to select from each month. A minimum payment based on a 1% start rate, an interest only payment, and a fully amortized payment. Rate is caculated based on the COFI index + a margin.
  • 100% New Home Financing or Refinancing - A refinance or purchase option whereby the entire value of the house if financed
  • 80/20% New Home Financing or Refinancing - A refinance option whereby the entire value of the house is purchased or refinanced in two loans. The first being 80% of the value of the property, the second being 20%

Services

  • 1031 Exchanges - A 1031 exchange allows an investor the opportunity to dispose of their investment property, use all of the equity to acquire replacement investment property, defer the capital gain tax that would ordinarily be paid, and leverage all of their equity into the replacement property.
  • Chapter 13 Bailouts - A refinance that is allowed to take equity from one's home to pay off the remaining balance on a chapter 13 bankruptcy and sometimes to take out additional cash for home improvements or other needs.
  • Chapter 7 Refinance - A refinance for someone that recently discharged a chapter 7
  • Self Employed - Special loans for the self employed
  • No Income or Job Qualification - Loans primarily based on home equity and credit scores. Often used to qualify individuals for loans they would not have been able to obtain had their real income been verified
  • Stated Loans - Income is stated by the borrower and not verified by the lender. Used to qualify individuals for loans that they may not be able to qualify for had their true income been verified.
  • No Documentation Loans - No source of income is verified or stated. Used when someone is not employed.
  • Investment Property Financing - Loans for rental or commercial properties
